Spindle comprises full-floor mansions on its upper floors, with two jaw-dropping duplex penthouses above. Each unit will occupy its own full floor, with its own key-card lift access and its own private lift lobby. The typical floors alternate in size from 143m² to 150m² and the two duplex penthouses are 257m² and 280m² in respective extent.
The full-floor mansion apartments (sporting three bedrooms) feel expansive and understated in their luxury, and are available in two different configurations:
150m² | 3 Double bedrooms & 3½ bathrooms, comprising large living and dining spaces with large balconies and separate, discreet kitchen and scullery.
143m² | 2 Double bedrooms + Zoom Room & 2½ bathrooms, comprising expansive living and dining spaces with flamboyant entertainers kitchen.
Both of these mansion variations can be modified to match the other, upon request.
The mansions make no compromises on spatial luxury, enjoying a surfeit of ambient natural light, as well as expansive views of Devils Peak and Table Mountain, as well as the city's glamorous cityscape. Whilst it may sometimes seem like the apartment is all windows, and that one is literally living in the view, the privacy is profoundly reassuring, there are ample walls for art, and the quality of light is soft and forgiving.
The lift is a high-speed, extra-length, commercial-grade elevator from Kone of Finland, and will be on a full 4½-hour battery backup, even if Spindle gets load-shed. We say "if", because Spindle's site is wired to the same grid as National Parliament and has thus (to date of writing) never before been load-shed. And, with only thirteen units in the building, you may never even see a neighbour in the elevator.
Glazing always goes all the way up to the ceilings, so that mountain-tops can be unobstructed. The best views in Cape Town are always south, which means that the large expanses of glazing may not even require window coverings, as the lighting is never direct. Just as artist's seek out south-light in their studios (for indirect ambient lighting), art collectors and museums similarly want fenestration that will not damage valuable pieces with direct sun exposure.
As one gets to the middle floors of the tower, the southern views towards Spin Street open up into a dramatic Table Mountain panorama, with cityscape below.
Spindle's interior finishes are sophisticated, solid, durable and understated. There is no gold on the taps and no fur on the handrails.
The small-plank flooring in the mansions and chambers are carefully laid in a 1920's herringbone pattern. The distressed oak finish evokes the feel of a Bauhaus art gallery in the time of Weimar, whilst the floors are sufficiently durable to withstand scratchy sculptures, office chairs, as well as house-guests with tiresome wheely bags.
The bathroom and kitchen floors, once again, are Sardo granite, which also applies to kitchen splashbacks and bathroom walls, but with plastered feature walls for hanging art. Balcony floors are similarly in Sardo, but in a leathered texture for personal safety.
The walls, like the façade, are in classic fish-belly white, with fine black details for skirtings and door-frames. Again, ideal for art.
Joinery is in dramatic matte black, with Sardo kitchen counters and bathroom vanities. Whilst black duco collects fingerprints and ultimately rubs and chips off, Spindle's black joinery is an impregnated black laminate for long-term durability and aesthetics.
The bathroom sanitaryware is all Villeroy & Boch of Germany, whilst brassware is all Grohe Bau Edge -- for long-term quality. Kitchen appliances are specifically selected to disappear into the matte black joinery. The elegant Defy Black range, made in Durban, is again selected for its long-term reliability and local serviceability.
There are only two duplex penthouses, one on the 12th floor and the other on the 14th. There is no 13th floor.
Both penthouses sport double-volume living rooms, and boast full 360° views across the entire city, as the usual mountain and cityscape panorama now extends across mountain and sea.
The voluminous living space includes double-volume living room, single-volume dining, a discreet entertainment kitchen, with back-of-house scullery and utility area. But the lower level also houses an independent guest suite with its own dramatic roof terrace and a detachable ensuite bathroom - which doubles as a discreet guest loo.
A generous, black-carpeted helical stair (with closed risers) winds past a curved glass bay window with western views towards Lions Head, then landing up at the mezzanine music room with views down over the living room below.
Upstairs is the main bedroom with palatial ensuite bathroom with a balcony overlooking the city skyline towards the harbour. A third ensuite double bedroom also enters off the music room.
Only the 14th floor penthouse has an additional stair, this time up to its own private roof terrace, with hot tub and minibar.
The penthouse floors are still herringbone, like a Bauhaus Art Gallery in Weimar Berlin, but are now in a rich engineered oak for those who have the staff to maintain it. The oiled finish will need to be looked after.

The bathroom sanitaryware is all Villeroy & Boch of Germany, whilst brassware is in premium white IB Rubinetti of Milan. Even the kitchen prep bowl is finished white. Kitchen appliances are designed to disappear into the black joinery. The upgraded Siemens IQ700 range is selected for its black, elegant design as well as its wifi-readiness for home automation. The Siemens IQ500 integrated fridge/freezer is selected so as to disappear into the joinery.
Spindle's site is wired to the same grid as National Parliament and has thus (to date of writing) never before been load-shed. But, because past performance is no guide to future performance, Spindle is to be rigged with an impressive north-facing solar array, wired to a capacious battery and inverter system, and intended to provide up to 4½ hours of backup for the lift, all lighting (whether common or private), as well as internet.
Similarly Spindle will have no less that 30,000 litres of water storage capacity in its basement, which can be utilised by the building in the event of future shortages. Additionally, a private borehole will be sunk below the building, to make it ready for future filtration and use, should that day ever arrive.
Each full-floor mansion comes with two private, secure parking bays as standard, whilst the duplex penthouses each come with three private, secure parking bays, two of which are in tandem.
Each owner will have their own title deeds to their own private parking bays, which are all located in The Adderley, a modern new sectional title parking garage with exquisite heritage facades ranging from the Victorian to the Art Deco. The entrance to the parking garage is just a short walk across the cobbled splendour of Church Square, and directly opposite Peter Tempelhof's FYN Restaurant -- now ranked 37th in the world.
But, with the on-site doorman and valet, one might never even see one's own parking bay first-hand.
The Adderley Parking Garage sports a visually-arresting roof-top pool (as well as a gym) to which all parking bay owners have free access. Spindle itself has no "Common Areas". There are no corridors, no communal gym, no communal pool.
